This is the conversion Kathmandu Valley property listings force on almost every buyer. Land itself is advertised in Ropani-Aana, but the house standing on it is advertised in square feet, and so is every builder's quote for construction. To judge whether a plot is big enough for the floor plan you have in mind — or to work out a per-square-foot land price you can compare across listings — the plot area has to come out of the traditional system first.
Square feet is also the unit most non-resident Nepali buyers think in, so it is usually the number that gets quoted over the phone even when the lalpurja says Ropani.
